The number the brochure whispers
Every loan advertisement shouts the EMI and whispers the total interest. On a 20-year home loan, interest commonly exceeds the amount borrowed, a fact best discovered before signing rather than after. This calculator shows the monthly EMI, the lifetime interest, and a year-wise table of how much principal you have actually repaid at each stage.
The amortisation table holds the most useful insight: in the early years, most of each EMI is interest. That is why prepayments early in the tenure save dramatically more than the same prepayment made late.

Should I prepay my loan or invest the surplus?
Compare the loan rate with your realistic post-tax investment return, then factor in peace of mind, tax deductions on the loan, and liquidity. There is a genuine case on both sides; we run this comparison for clients with their actual numbers.
Does a longer tenure help?
It lowers the EMI but raises total interest substantially. Choose the shortest tenure whose EMI you can carry comfortably alongside your SIPs, not instead of them.
Why does my balance fall so slowly at first?
Because early EMIs are mostly interest on a large balance. Principal repayment accelerates in the later years, which the year-wise table shows clearly.
Will my bank's EMI match this exactly?
Very closely. Small differences arise from processing fees, disbursal dates and floating rate resets.
